What the monthly cost of renting is made of
The cost of renting usually consists of the rent paid to the landlord, the czynsz administracyjny (building/service charge) paid to the owners' association or housing cooperative, and utilities billed according to consumption.
Ask the landlord what the czynsz administracyjny covers. It often includes advance payments for water, heating and waste collection; in that case enter 0 for those items in the calculator so you do not count them twice.

- czynsz administracyjny (owners' association, housing cooperative),
- electricity and gas according to the meters,
- heating and water, if they are not in the czynsz administracyjny,
- internet.
How much you need to start
When you sign the agreement you usually pay the kaucja (deposit) and the first month in advance. The deposit is most often the equivalent of one or two months' rent; the law allows more, but it rarely happens.
How much an agency costs
When you rent through an agency, the tenant usually pays a commission: most often 50% to 100% of one month's rent plus 23% VAT. This is market practice, not a rate set by law, so always check the brokerage agreement.
On Flats the listings are added by owners, so you rent directly and pay no commission.
