Rent out your flat without paying for the listing

You post your offer for free, and enquiries come from tenants who show you who they are right away. Viewings, messages and applications are in one place, instead of your phone, email and Messenger.

No credit card and no subscription. You can edit or switch off your listing whenever you like.

What you pay for a listing

Flats
0 zł
Otodom, private person1

  • No rental commission, for you or for the tenant
  • No time limit to find a tenant
  • You deal with the tenant directly, no middlemen

How it works

From listing to signed lease in three steps

No need to set up a company or sign with an agency. All you need is an account.

  1. Post your listing

The form guides you step by step: photos, rent and fees, requirements for the tenant. A checklist shows what is still missing to make your offer look great.

  2. Get enquiries from real people

Everyone who writes has a tenant profile: who they are, how many people will live there, from when, and whether they have pets. You see right away whether it is worth talking.

  3. Book a viewing and choose your tenant

The tenant proposes times, and you confirm with one click or suggest another. After the viewing you receive applications and decide who gets the flat.

What you get

Fewer phone calls, more substance

The illustrations below show real Flats screens with sample data.

Know who is writing before you reply

The tenant fills in a profile once and sends it with every enquiry. Instead of “is it still available?” you get a message with context.

  • Occupation, number of people, pets and move-in date
  • Badges for a confirmed email and phone (SMS)
  • A short description from the tenant, no document scans

Viewings without half a day of scheduling

The tenant picks up to three times in 15-minute slots. You confirm or suggest another, and the appointment lands in both calendars.

  • Confirm or counter-propose with one click
  • Viewing in Google Calendar or as an .ics file (Apple, Outlook)
  • The booked time is visible in your conversation thread with the tenant

The whole conversation in one thread

Messages with the tenant are attached to the listing. A booked viewing appears in the thread, so you never have to hunt for who you arranged what with and when.

  • One thread per tenant and listing
  • You do not need to share your phone number to talk

See what works and what is waiting for you

The dashboard shows an interest funnel: views, phone number reveals, messages and viewings. The “To do” card collects everything that needs your response.

  • Unanswered messages and viewing requests in one place
  • A funnel for the last 30 days, from view to viewing

A better listing, fewer questions

The checklist suggests what to complete and how much it will improve your listing quality. You edit each section separately, without going through the whole form again.

  • Tips: photos, description, deposit, requirements
  • Edit by section: photos, basics, location, amenities

Everyone interested in one directory

The tenant directory shows each person with context: which listing they asked about, whether they came to a viewing, whether they applied.

  • Context per listing when you rent out more than one
  • Tenant applications next to the conversation history

Safety

You talk to real people

Renting without an agent does not have to mean renting blind.

Verified contact

Only a logged-in user with a confirmed email address can write to you. Tenants can also confirm their phone with an SMS code.

No message flooding

A tenant cannot send another message until you reply to the previous one. You answer at your own pace.

Owners only

Flats is for people who rent out their own flat themselves. No agents and no commission.

How to avoid being scammed when renting out

  • Do not hand over keys or sign a lease before meeting the tenant and checking their ID.
  • Accept the deposit and first rent by bank transfer when signing the lease, not as an “advance” before the viewing.
  • Beware of people who want to rent without viewing or who ask you to refund an “overpayment”.
  • Report suspicious behaviour with the report button on the listing or message.

Coming soon

  • Ownership confirmation based on the land and mortgage register (księga wieczysta)
  • Lease agreement generator, including occasional lease (najem okazjonalny)
  • Handover protocol with photos and meter readings

FAQ

Frequently asked questions from owners

How much does a listing on Flats cost?

Nothing. Adding, editing and keeping a listing are free, with no time limit and no rental commission. If paid extras appear in the future, they will be optional, and the basic listing will stay free.

How does tenant verification work?

An account is required to contact you. Login is by a link sent to email or through Google, Apple or Facebook, so every enquiry comes with a confirmed email address. A tenant can also confirm their phone number with an SMS code; then you see a “Phone verified” badge. We do not collect ID scans or financial documents, and the tenant's budget is private.

Won't I be flooded with messages?

No. A tenant cannot send several messages in a row before you reply, so your inbox will not fill up with nudges. Every enquiry comes with a profile, so you quickly filter out the ones that do not fit.

What is an occasional lease (najem okazjonalny) and is it worth choosing?

An occasional lease (najem okazjonalny) is a fixed-term agreement (up to 10 years) that makes it easier to get your flat back if the tenant refuses to move out. It requires written form, a notarised statement from the tenant submitting to enforcement, a designated replacement flat with its owner's consent, and filing the agreement with the tax office within 14 days of the start of the lease. The deposit may be at most six times the monthly rent. This is an information summary, not legal advice: settle the details with a notary or lawyer.

Can I change my listing after publishing?

Yes. You edit each section (photos, basics, location, amenities) separately, and the checklist immediately shows how the change affects listing quality.

Do agents post on Flats?

Flats is for owners who rent out without agents. Tenants come here looking for flats with no commission, so your listing does not get lost among agency offers.

Your listing can be online in a few minutes

Free, no commission, with tenants who tell you right away who they are.
