We calculate medians from active listings of flats from owners on Flats and refresh them every hour. We show a district when it has at least 3 listings.
The 25–35% thresholds are a popular budgeting rule, not a norm. Take into account your loan repayments, savings and other fixed expenses.
The 30% of income rule
It is often assumed that housing costs should not exceed 30% of net income. That leaves enough for food, transport, savings and unexpected expenses.
The calculator shows three thresholds. In your budget, count the rent together with the czynsz administracyjny (building/service charge) and utilities, not just the amount in the listing.
- 25% of income: comfortable, with room for savings,
- 30% of income: the recommended budget,
- 35% of income: the upper limit, above which the budget becomes tight.
Where we get city prices from
The median is the middle price: half of the listings are cheaper, half more expensive. We calculate it from active listings of flats from owners on Flats and refresh it every hour. Prices in listings usually do not include utilities.
We show a district when it has at least 3 active listings, so that the median is not based on a single listing.
Examples
Net income of 6 000 zł
Comfortable: 1 500 zł, recommended budget: 1 800 zł, upper limit: 2 100 zł a month including charges.
A couple with a net income of 12 000 zł
Recommended budget: 3 600 zł, upper limit: 4 200 zł. After subtracting about 900 zł of charges and utilities, you look for a rent of up to about 3 300 zł.

Frequently asked questions
What percentage of income should go on rent?
Most often about 30% of net income is recommended, and no more than 35%. If you have loans or dependent children, it is safer to stay with the lower threshold.
Should I count gross or net income?
Net, that is the amount that actually arrives in your account. If you rent together, add up the income of everyone who will pay.
Does the budget include utilities?
Yes. Include the rent, the czynsz administracyjny and utilities. You can work out the cost exactly in the rent cost calculator.
Where do the median rents come from?
From active listings of flats from owners on Flats. They are asking prices, not transaction prices, and they do not include agency listings.
